The Phases

Preliminary Evaluation

An onsite evaluation to review existing elevator conditions. Followed by a written report and teleconference review.

Document Preparation

Prepare technical scope of work, elevator maintenance agreement, & RFP/Bid form. Issue RFP to qualified bidders.

RFP/Bid Services and Award

Conduct onsite pre-bid meeting/site survey with invited Elevator Contractors.  Manage & evaluate responses. Conduct analysis and issue formal recommendation.

Shop Drawings Review

Review submittal package issued by Elevator Contractor, ensure specifications are met. Review all aesthetic selections to help expedite the process.

Construction Administration

Conduct construction kickoff meeting,  conduct a formal review upon completion. Issue  punch-list report. Review contractor pay applications.

Phase 1


Preliminary Evaluation

a. Conduct onsite evaluation to review elevator to review existing conditions and options for upgrades/capital improvement, as necessary.

b. Provide written report outlining our findings.

c. Conduct teleconference review with Client to review report and any applicable next steps. 




Phase 2


Document Preparation

a. Prepare technical specifications for mutually agreed upon scope.

b. Prepare Performance based Elevator Maintenance Agreement to accompany bid documents.

c. Prepare RFP/Bid Form

d. Conduct teleconference meeting with client to review draft documents for finalization.

e. Issue RFP documents to qualified bidders for participation in Bid process

(All documents will be provided to Client for review and approval prior to issuance to Contractors for RFP process.)

Phase 3


RFP/Bid Services and Award

a. Conduct onsite prebid meeting/site survey with invited Elevator Contractors.

b. Respond to RFIs issued by Elevator Contractors throughout the bid process.

c. Upon receipt of bid, review all responses and prepare consolidated bid summary for Client review.

d. Conduct review with client to determine appropriate next steps/follow-up related to the RFP submittals.


e. Conduct Contractor interview meeting(s) with Client and Contractor(s).

f. Issue formal recommendation to Client.

g. Assist with finalization of construction and maintenance contracts with Client and Contractor.
(Review will be completed for scope and pricing purposes; Legal Terms and Conditions will be negotiated between Client and Contractor directly.)

Phase 4


Shop Drawings Review

a. Review mechanical submittal package as issued by Elevator Contractor to ensure products being provided meet the technical specifications or as approved by Client.

b. Conduct meeting with Client and Contractor to review all aesthetic selections to help expedite the process.





Phase 5


Construction Administration

a. Conduct teleconference pre-start meeting with Client and Contractor prior to mobilization of project.


b. Upon Completion of elevator, conduct a formal review. Issue report following with any action items required by Contractor.


c. Provide Letter of Completion to Client.

d. Review Contractor Pay Applications on mutually agreed schedule and send to Client for processing.

e. Participate in any regularly scheduled project management meetings between client and Contractor.
